We checked Google in New Lynn. Here’s what we found.

Searched on Google NZ (desktop) on 8 October 2026, set to New Lynn, Auckland. We recorded the first three map results that weren’t ads, and we’ve chosen not to name them. Review counts are from the search itself; hours, photos and claimed status come from Google listing data updated between May and October 2026. Results change every day, so treat this as a snapshot.

What it means for you

New Lynn was the toughest of the four West Auckland suburbs we checked: every Top 3 business had at least 72 reviews, and every profile was claimed. Here, reviews are the long game. Ask every customer, reply to every review, and keep your profile’s hours and photos current.

What your Google profile needs in New Lynn

Based on what the local Top 3 had in common, and what the businesses just below them lacked.

  • Your Google profile linking to your own site. Every Top 3 business here had one, so it’s the baseline.
  • A good set of real photos, 10 or more: jobs, team and shopfront or van.
  • Reviews, asked for after every job, with a reply to each. The Top 3 here had a middle count of 183; the smallest had 72.
  • Accurate hours, including public holidays. Customers check them before heading out.
  • A main category that fits, plus a few true secondary ones. Google says it uses categories to match you to searches.
  • A service-area setup for mobile businesses, keeping a home address private.
  • The same name, address and phone on your site, your profile and every listing.

What a New Lynn business usually needs online

New Lynn is one of West Auckland’s busiest town centres, with LynnMall, the train and bus interchange and more apartments every year. A lot of customers are already out and about when they look you up. That shapes what your site and Google profile have to do.

  • 01

A pin on the right door

Shared buildings, apartment blocks and LynnMall all have several entrances. Your profile and site should say which one, in a line people can follow from the car park or the platform.

  • 02

    Hours people can trust

Commuters and shoppers search “open now” on the way past. Regular hours, holiday hours and late nights need to match on Google and on your site.

  • 03

A reason to pick you over the chains

National brands trade next door with big budgets. Your own reviews, real photos and plain words about what you do are what a small shop has that they don’t.

  • 04

    Privacy for apartment businesses

If you work from an apartment, a service-area profile keeps your address hidden while you still show up across the Whau.

The same setup, on our own profile

On 2 Oct 2026, our own Google profile was in the top 3 of the map pack for “seo titirangi”, searched from Titirangi. That’s a dated snapshot from one search, not a promise for New Lynn. It came from the same work we do for clients: the right categories, a complete profile and steady reviews.

New Lynn and the neighbours we cover

New Lynn is in the Whau Local Board area, named for the Whau River that runs past it. Here are the pockets and neighbours we work with, and what tends to matter in each.

You are here

New Lynn

Town centre, LynnMall and the rail and bus interchange.

We work right across West Auckland and can meet you in person.

New Lynn town centre

Great North Road, Totara Avenue and Clark Street, with LynnMall at one end and the station in the middle. The New Lynn Business Association looks after the town centre. Shops and eateries here live on foot traffic.

Merchant Quarter and the station

The Merchant Quarter sits beside the station, with shops, a medical centre and apartments above. Businesses here catch commuters coming and going, so a phone number that works with one tap is a must.

Kelston

Kelston is New Lynn’s neighbour to the north-west, also in the Whau Local Board area. It’s mostly residential, with lots of trades and home-based services working across the West. A site that lists the suburbs you cover, plus a service-area profile, suits most of them.

Avondale

Avondale sits across the Whau River, also in the Whau Local Board area, with its own shops along Great North Road. Plenty of businesses here serve customers on both sides of the river, so we name both suburbs clearly on your site.

Green Bay and Blockhouse Bay

Green Bay is to the south and Blockhouse Bay to the south-east, both in the Whau Local Board area. Both are mainly residential, with local shops and lots of home-based services.

Glen Eden

Glen Eden is next door to the west, in the Waitākere Ranges Local Board area, with its own village on West Coast Road. See web design Glen Eden.

Titirangi

Titirangi is to the south-west, at the edge of the Waitākere Ranges. See web design Titirangi for the village and the bush suburbs around it.

A town built on clay

New Lynn grew up around brickworks and pipe works, and Crown Lynn Potteries, set up here in 1948, put its tableware in kitchens all over the country. Te Toi Uku, the Crown Lynn and Clayworks Museum on Ambrico Place, keeps that story beside the last brick kiln left in the suburb. LynnMall opened in 1963, the railway was lowered into a trench in 2010, and apartments have followed around the station.

New Lynn through the year

When local searches change through the year, and when to get your profile ready.

  • June to JulyMatariki at LynnMall↗LynnMall runs a free Matariki star walk and performances and trades extended hours on the Matariki public holiday.Tip:Confirm your Matariki public holiday hours in Google Business Profile so your listing doesn’t show an ‘hours might differ’ warning.
  • OctoberWhau Arts Festival↗A free evening arts festival by Whau the People at Archibald Park, Kelston, with food, music, an artist car boot sale and a ‘Fishy Parade’.Tip:Nearby cafés and takeaways can post a festival-night special on their Google profile the week before.
  • November to DecemberChristmas late-night trading at LynnMall↗LynnMall runs Santa photos, gift wrapping and extended Christmas hours, which lifts evening foot traffic across the town centre.Tip:If you extend your hours too, add special hours on Google by late November and check them again before Christmas Eve.

Where New Lynn looks besides Google

Google does the heavy lifting, but locals look elsewhere too. These are real local options, each worth a short look.

  • New Lynn Business Association↗

The BID-funded association for the New Lynn town centre, with a business directory, monthly newsletters and a ‘Member News and Offers’ page.

Tip:Run a local deal through the ‘Member News and Offers’ page and point it to a matching page on your own website.

  • Whau Local Board↗

The Auckland Council local board for New Lynn, Avondale, Kelston and Green Bay, covering local events, plans and community grants.

Tip:Check its events and grants pages for local festivals where you can hold a stall or sponsor.

  • The Fringe magazine↗

Free monthly West Auckland community magazine whose notices and directory reach New Lynn, Titirangi and Glen Eden readers.

Tip:Keep your name, phone and address identical to your Google profile in any listing so the two back each other up.

  • Auckland Night Markets (Kelston)↗

Operator of weekly night markets across Auckland, including Monday nights at Kelston Mall, with stallholder applications online.

Tip:A stall puts your food in front of locals; hand out a card with your Google profile QR code to collect reviews.

New Lynn questions

Straight answers. Can’t see yours? Ask us.

Do I need my own website if I'm inside LynnMall?

Usually, yes. A shopping centre’s website lists its stores, but it won’t tell your story, show your full range or collect enquiries for you. Your Google Business Profile, with the right hours, gets you found. Your own website is where people check prices, services and reviews before they come in. It’s also yours: if you move, it moves with you.

My business is in a building with several entrances near the station. How do customers find the right door?

We fix it in two places. On your Google profile, the pin goes on your actual entrance, and the address line names the building and level. On your site, a short “how to find us” line says which door, which street and which side of the station. A photo of the entrance helps more than you’d think.

Can I show up on Google Maps from a New Lynn apartment without showing my address?

Yes. If customers don’t come to you, Google lets you set your profile up as a service-area business. You list the suburbs you cover, like New Lynn, Kelston, Avondale and Glen Eden, and your home address stays hidden. If customers do visit, we show the address instead.

How do I catch commuters searching "open now" around the station?

Keep your hours right everywhere. Google uses your profile hours to decide whether you show up for “open now”, so late nights, early starts and public holiday hours all need setting. We set them up with your site, and small updates are included for the first year, so a change is one email away.

Can a small New Lynn shop compete with the chains on Google?

Often, yes, for local searches. Google says it weighs how close you are, how well your profile matches the search and how trusted you look. Chains win on budget, not on your reviews, your photos or your own words. Nobody can promise a position, and Google says so, but a complete profile and steady reviews give a small shop a fair shot.

How many Google reviews do I need in New Lynn?

There’s no fixed target. Being close to the searcher counts for a lot. For a feel: in our 8 October 2026 check, the Top 3 businesses in New Lynn had a middle count of 183 reviews, and the smallest had just 72. In our experience, fresh reviews with replies matter as much as the overall count.

How much is a website in New Zealand?

Anything from a few hundred to several thousand dollars or more, depending on size, features and the builder. Ours are fixed: Business Lite (one page) is $499 + GST and Business Plus (five pages) is $899 + GST, both with your domain, hosting and Google profile setup for the first year. A deposit books your spot. You see your homepage before you pay the balance. See what’s included.
